How to complete it
Recording information (top of Page 1) Fill in who requested recording and where the recorder should mail the original. Leave the space above the dotted line blank for the Recorder of Deeds.
Parties, loan, and property (Pages 1–2) Name the mortgagor (borrower) and mortgagee (lender), and describe the note and property.
Sign before a notary and complete the Certificate of Residence (Page 3) Each borrower signs before the notary. Pennsylvania requires the mortgagee’s precise address to be certified on the mortgage before it can be recorded.
Record the original with the Recorder of Deeds of the county where the property is located.
When the loan is paid, the lender records a Satisfaction of Mortgage. We have a free Pennsylvania form.
Pair it with a signed Promissory Note. Residential mortgages have additional notice rules; talk to an attorney.
If an original promissory note is lost, the lender or holder may still enforce it or release it by proving its terms and ownership. This affidavit is commonly needed for private loans, payoffs and mortgage satisfactions.
A promissory note is a borrower’s written promise to repay a loan. Family and private loans are much easier to enforce, and to document for tax purposes, when the terms are written down and signed before a notary.
When a mortgage or private loan secured by real estate is paid off, the lender signs this satisfaction so the mortgage is removed from the public record. It is especially useful for private and family loans, where no bank will file it for you.
