A lender uses this form to transfer a recorded Ohio mortgage, and the loan it secures, to a new lender or investor. Transfer a recorded mortgage and its secured loan to a new holder.
Ohio real estate loans are secured by a mortgage. This form follows Ohio’s statutory short form, in which the words “mortgage covenants” carry the covenants of R.C. 5302.13. Use it for a private, family, or seller-financed loan.
A promissory note is a written promise to repay a loan, such as a loan between family members or friends, with the interest rate and payment schedule spelled out.
When a loan secured by Ohio real estate is paid off, the mortgage holder signs this release so the public records show the mortgage is satisfied. Private lenders and seller-financed loans often need it.
