How to complete it
Parties (Page 1) Enter the mortgagor (borrower), marital status, and the mortgagee (lender).
Property and loan (Page 2) Copy the legal description, parcel number, and prior instrument reference, and enter the loan details. A married mortgagor’s spouse should release dower.
Sign before a notary (Page 3) Each mortgagor (and any spouse releasing dower) signs before the notary with a current, government-issued photo ID.
Record the original with the county recorder of the county where the property is located.
When the loan is paid, the lender records a Release of Mortgage. We have a free Ohio form.
Pair it with a signed Promissory Note. Consumer and residential loans have additional rules; talk to an attorney.
A promissory note is a written promise to repay a loan, such as a loan between family members or friends, with the interest rate and payment schedule spelled out.
When a loan secured by Ohio real estate is paid off, the mortgage holder signs this release so the public records show the mortgage is satisfied. Private lenders and seller-financed loans often need it.
